DigiMaTRIA Presents Developments in Digital Maintenance of Industrial Buildings at CONGREGA 2026
The DigiMaTRIA project participated in the 2nd Ibero-American Congress on Engineering Asset Management (CONGREGA 2026), held jointly with the 19th World Congress on Engineering Asset Management (19th WCEAM) in Braga, Portugal, from 14 to 16 October 2026.
During the event, Rúben Silva, from Garcia Garcia, presented the scientific paper entitled “A BIM-Enabled Digital Twin Framework for Exterior Envelope Maintenance in Industrial Assets”. The event provided an opportunity to showcase DigiMaTRIA's progress in the digitalisation of inspection, monitoring and maintenance processes for industrial buildings, through the integration of technologies such as UAVs, LiDAR, Artificial Intelligence (AI), IoT and BIM.

The work presented describes a methodology for integrating inspection and monitoring data into As-Is BIM models, enabling structured information on the condition of industrial façades and roofs to support asset management processes. Preliminary project results were also shared, particularly regarding the automated identification of materials and anomalies using AI, as well as the integration and parametric representation of damage within BIM models, considering different levels of geometric detail.

This approach aims to support the transition from BIM models towards Digital Twins, integrating information on the condition of building components and laying the foundations for tracking damage progression and supporting more informed and preventive maintenance strategies.

Participation in CONGREGA 2026 also provided a valuable opportunity to exchange knowledge and experiences with research centres, universities and companies working in engineering asset management.
